Permanent Holiday Lighting

The Architectural Review Committee (ARC), in coordination with the HOA Board, has recently reviewed and updated the community guidelines concerning permanent holiday lighting.

As our community continues to evolve, we aim to balance personal expression and festive spirit with maintaining the aesthetic and integrity of our shared spaces. These updates are intended to ensure clarity, consistency, and consideration for all residents.

🔔 Key Updates to the Guidelines:

  1. Definition Clarified:
    “Permanent holiday lighting” refers to lighting systems affixed year-round to homes, typically LED strips installed under eaves or architectural trim, that can be activated seasonally or by remote control.
  2. Installation Requirements:
    • All permanent lighting systems must be professionally installed and designed to be minimally visible when not in use.
    • Wiring, hardware, and light strips should match or blend in with the home’s exterior to maintain a cohesive appearance.
  3. Approval Process:
    • ARC approval is required prior to installation of any permanent holiday lighting system.
    • Applications should include product specifications, placement details, and installer information.
  4. Usage Guidelines:
    • Holiday lighting may be illuminated during traditional holiday periods only (e.g., November through mid-January for winter holidays, or specific dates for others noted in the policy).
    • Maintenance:
    • Lighting must be kept in working order. Non-functioning or visibly damaged systems must be repaired or removed promptly.

Effective Date:

These updated guidelines go into effect on 10/10/2025. Any existing installations will be NOT grandfathered in and will need to be applied for through the ARC.
